The Lyon Team has 40 years of Modular Design and Construction experience which built many highly visible projects throughout the World. These sophisticated, proven methodologies will create the basis of a vibrant and efficient business, which will empower the Work Force Housing Markets, and radically improve the Design, Construction, Housing, Manufacturing, and employment power in these markets.
Lyon Modular (“Lyon”) is a full-service Master Planned Community / Modular construction company / Underground Utility and Infrastructure company that has developed proprietary “Multi-Family Modular Design” aimed at bringing multi-family residential and mixed-use commercial buildings to the next level, while transcending the modular industry with a “Keep it Simple Box” (“KISB”) concept to build the same box over and over again.
The Lyon factory will build one complete box every 8 hours (3-6 apartments). Lyon will NEVER sell a box.
Lyon will develop master planned communities of our boxes, never traveling more than 20 miles from the factory site. Lyon Modular, LLC (“Lyon”), a Nevada LLC, has site control of 500 acres of raw land in Northern Nevada, east of Reno. Over 300 acres of the property are in a designated Opportunity Zone (“OZ”). The combined acreage will appraise for over $20M. Lyon is moving forward with site planning, infrastructure planning, and industrial development. The development will be home to the Lyon Modular Factory and over 5,000 Workforce Housing units.
The overall Lyon development is centered around these key strategies:
1. Develop the Re-Entry for all Campus, providing 120 Housing units, Food Service, Mental Health, Vocational Training Center and Job Placement.
2. Build a 9-line factory, each line building 1 of the 9 sustainable boxes required to build the sustainable multi-family unit.
3. Building Lyon owned Sustainable Master Planned Communities of workforce rental properties.
Development Timeline: Lyon expects an 18–24-month initial development cycle during which Lyon will build the 1st three factory buildings of 300,000 square feet of industrial manufacturing.
Upon completion of the initial phase, Lyon will also be ready to build ‘shovel ready’ parcels for the 1st Master Planned Communities.
Revenue/Model: Lyon’s revenue model is very simple. Build and own workforce apartments. Structure: Lyon’s various Master Planned Communities will be developed in SPV’s (Special Purpose Vehicles) for maximum flexibility, limited liability and attracting multiple best use partners and capital sources to maximize development.
Area and Sector Growth Outlook: The massive growth of the Tahoe Reno Industrial Center (TRIC) has created a need for over 25,000 workforce housing units in the Reno Metro Market in 2021. At the rate of growth projected and the ability of Lyon to produce 3,000 units per year, Lyon not being able to keep up with the overwhelming demand but allowing Lyon to grow into over a Billion-dollar real estate holding asset.
Lyon currently has ownership of over 100 acres for master planned communities in the Silver Springs Nevada area, with an additional 500-1000 acres under commitment.
The Lyon team has over 40 years of experience in entitlements, design and in-house construction of infrastructure to bring the vision of the Lyon Master Planned Communities to life. The Lyon master planned communities will be large multifamily residential development meant to be all-inclusive for residents: Schools, shopping, eatery, office buildings, wellness centers, pools, gyms, plenty of greenspace, walking trails, Re-use water features. recreational space, and more are included in Lyon master planned neighborhoods.
The Lyon “Keep it Simple Box” (KISB) combines by the cubic inch high-end tiny home design concepts with new-age sustainable materials, faster construction speed, lower construction costs, premium features, “surplus energy income” (Net Zero – through the combination of energy storage, solar and smart technology) and fully integrated smart home/smart building ecosystems that elevate multifamily residential living or mixed use commercial building operations.
The founders of Lyon embarked on a mission to deliver the advantages of “the Green Home revolution” – with the lowest voltage, lowest amperage multifamily buildings on Earth – through the use of low voltage systems throughout the Modular Building systems.
Modular construction is a process that builds 80% - 90% of a building in a factory and the remainder onsite, as opposed to the traditional “site built” methods which perform most construction onsite.
Some of the key benefits of modular construction include:
• Speed: the modular construction process is considerably faster than traditional construction, with the factory in operation 24 hours a day, seven days a week and during inclement weather.
• Cost Savings: the speed of construction results in operational efficiencies that can result in an average of 15 to 25 percent in reduced operations costs.
• Strength and Durability: Lyon “KISB” are built with advanced design techniques and unique engineering, which require them to be stronger so they can endure being transported and lifted by cranes.
• Quality Control: Lyon “KISB” structures are built in a controlled environment, resulting in a product superior in build quality vs. site-built structures.
Modular construction isn’t the only technological advances leveraged by Lyon.
All of Lyon “KISB” feature a full, integrated smart technology ecosystem that orchestrates low-voltage smart appliances, lighting, controlled HVAC and other components, along with advanced energy storage systems and solar panels to create self-sustainability (Net-Zero – without using energy from the power grid).
